What Kind Of House Can We Build For $100k?
Hello,
My husband & I are purchasing some land next year & we want to build a house big enough for our 6 person family.
I am getting design software tonight, but was curious as to what size of house, sq footage, we would be able to build with about a $100K construction loan? This would have to include the septic, electric & slab (no basement.) I’m thinking we want 2 story, 5 bdrm, 3 full bath, 1 half bath, living room, dining room, no den or extra rooms.
My husband & his family will be doing all the labor themselves.
I just want to see if it’s even feasible to build a 2500-3000 sq foot house, or if we’ll have to discuss a bigger loan.
I know the price will vary greatly depending on the design, but we are looking for something open & nothing super fancy.
I know Menard’s has building plans/prices, but they don’t list them online, nor could I find any other design websites that list a estimated price.
Let me know your thoughts! Or give me some websites that list building packages AND prices haha.

my mother and father has look in to builting one the cheaps one they found some one can built is 210 k that is not fancy or any thing like that but that was with labor so you may get away with 150k with a nice house and if you can get a saw mill like a saw mizer you can cut most of you own wood and save alot of money there if you know if any one that has a lot of wood they want the woodmizer starts at 6k but you will save alot but just throwing that out there

That will be more than enough.
There is a programme on channle 4 in england called grand designs, people build the house you want for £50,000!
so you will be fine, i assure you!

How bout a balloon framed house with a Gabriell style roof, like the type you may see on some barns. That is a great way to maximise on sqare footage. You can leave one side open loft area as well. Good luck

Don’t have money then be creative.
1. I saw a show where they made houses from old shipping containers, the designs were quite nice.
2. The second options was a cool looking roof over trailer house. they built a standard roof over a house that extended to a patio area. I saw it in an Army times magazine. you can get a three bedroom trailer on wheels, build around it with one side having a covered patio converted to two bedrooms. Now, that is inexpensive. If nothing else you can use this as temporary housing until the permanent house is built. 5 bedrooms with heating and air combined. The only thing is you’ll need to perhaps cut out part of the living-room wall to better gain access to the two added rooms.
3. The third option would be a nice prefab house I’m not sure if they come in a five bedrooms though. The prefab homes now days are very nice and don’t look at all prefab.
4. Fourth option is to build a house with simple designs one wall with four clear sliding back doors and a running 2 room loft with a high vaulted ceiling. I saw this on a post card a couple of years ago.
